Fees and Costs for buying a property in Portugal
In addition to the purchase price of your property, it is advisable to allow on average a further 6% of the purchase price to cover the buying legal costs involved.
This will cover:
- Your IMT fee (Imposto Municipal sobre Transmissões),
- Stamp duty of 0.6% of the purchase price,
- Notary & Registration fees of about €300 as well as Lawyer’s fees of 1% to 1.5%.

Our office is located in what is locally known as “The Golden Triangle. This is an area that stretches between the regional town of Loule and the luxury beachfront resorts of Quinta do Lago and Vale do Lobo.
Loule is an area where people tend to buy country houses with distant sea views. We have a large selection of Loule villas for sale that can be viewed HERE. The beaches are about 20 minutes away by car and you are likely to drive right by our office in Almancil on your way to the beach.
Quinta do Lago is just up the road from our office. It’s well known for having large, luxury, properties for sale where celebrities tend to have their holiday houses. The whole feel of Quinta do Lago is of an established and very well managed development. Most of the luxury villas have very large plots, but there are some lower priced properties in smaller gated communities. You can walk to the beach, but it’s a long walk over a well-known bridge.
Vale do Lobo is just a few kilometres away, but just along the beach. Properties for sale in Vale do Lobo can be priced in the Millions, but you can also pick up a bargain 2 bedroom apartment overlooking the Tennis Academy, or maybe one of the older townhouses just down the hill from the golf club, towards the main Praca (The restaurant square overlooking the beach).
